Alexandre Bubbio also presented the new method for estimating the price per square metre in the Principality: “In the particularly dynamic context of the Monegasque real estate market, units from newly completed developments quickly enter the resale market and significantly affect observed price levels. As a result, the method used to calculate the price per square metre has been revised to take into account not only resales but also initial sales, as well as the construction period of the properties. It is now based on a linear regression statistical model applied to all transactions for which surface area data are available.”
In 2025, the real estate market recorded 493 transactions, an increase of 5.8% compared with 2024. The total value of sales and resales amounted to €5.9 billion, remaining stable at the record level reached the previous year.
